More retail for Redmond Ridge
Sierra Construction in Spetember completed the $4.1 million Village at Redomd Ridge retail center near Trilogy Golf Club at Redmond Ridge.
The project includes two buildings totaling 33,170 square feet. Both were built with structural steel covered with stained wood siding and cultured stone veneer. They also have a high roof area supported by glu-lam beans and covered with sheet metal panels.
Sierra built the project as a shell, with the finish work to be done by tenants. Site work included asphalt paving, sidewalks and landscaping.
The center includes 20 retail spaces ranging from about 1,100 square feet to 3,600 square feet. About 1.700 square feet is available, according to teh leasing agent, Greg Close of Pacific Asset Advisors. The asking price is $30 per square foot for a year, triple net.
Close said four national tenants are close to signing, including a bank and fast-food restaurant for ground leases. Signed tenants include Coyote Creek Pizza, Pap Murphy's, a DVD store, a dentist, a physical therapist, Thai and Chinese restaurants, a real estate office, and a stationery store.
Close said an 8,500-square-foot retail building is in for permits. It will be located within the development at the corner of Northeast Novelty Hill Road and Trilogy Parkway. He said the asking price is $35 a square foot. Quiznos Sub has signed up and spaces between 1,400 and 4,500 square feet are available. Also, a ground lease for up to a 7,000-square-foot building is available for $100,000 a year.
Redmond Plaza LLC is the owner. Callison Architects was the designer. Subcontractors included CHG Building Systems, Fawcett Painting, Hill Electric, Infrastructures, Kell-Chuck Glass, Keystons Masonry, Seattle Sealants, SS Landscaping, and Washington Tent & Awning. Sierra's team was headed up by Kirk MacGowan, Aaron Scherer, Bob Carrasco, and Ron Hertz.
