Recology CleanScapes recently opened a 75,000-square-foot recycling plant in the existing warehouse at 4401 E. Marginal Way S. in Seattle. The plant processes commercial and residential commingled recyclables. Its equipment was designed, manufactured and installed by Bulk Handling Systems of Eugene, Oregon. The machines can process more than 90,000 tons of recyclables annually. Sierra Construction built out office space, poured concrete slabs and cut 4-foot-deep pits in the concrete for the machines. The contractor also removed three interior columns and added three large overhead doors and drive-in ramps. Owen Richards Architects was the designer. Recology occupies about 40 percent of the former Washington State Liquor Control warehouse. Owner Panattoni Development is building a 111,000-square-foot addition to the building and is talking with potential tenants for that space and the rest of the existing warehouse. Sierra recently started the addition and expects to finish by year end. Craft Architects is the designer. Recology CleanScapes collects solid waste and recyclables from businesses and households in the cities of Seattle, Shoreline, SeaTac, Burien, Des Moines, Issaquah and Carnation. It will add Maple Valley later this year. Twenty-five people were hired to run the new plant.

Charlotte-based SunCap Property Group sold a 212,000-square-foot FedEx Ground distribution center in Redmond it built earlier this year for $60.63 million. Property records list the buyer as Franklin-Redmond LLC. SunCap bought the 24 acres of vacant land at 18795 N.E. 73rd St. in October 2012 for $16.87 million. It was previously owned by an entity related to the Taylor family of Redmond. Freiheit & Ho Architects of Bellevue designed the distribution center and the general contractor was Sierra Construction Co. of Woodinville. Freiheit & Ho's website calls the distribution center the largest industrial building in Redmond. The building has 30-foot clear heights and houses offices, and sorting and distribution equipment. It is FedEx's first LEED-certified project. SunCap is a real estate investment and development company that specializes in build-to-suit industrial and office facilities. It has developed projects, including other FedEx Ground distribution centers, in North Carolina, South Carolina, Virginia, Georgia, Nevada and New York.

Prologis last month finished its 240,900-square-foot warehouse at 70th Avenue East and 43rd Street East in Fife. Sierra Construction, the general contractor, used concrete tilt-up panels for the walls and wood sheathing over a steel structure with single-ply roofing on top. Site work included mass earthwork, building pre-load, a retention pond and underground utilities. Craft Architecture designed the project with steel canopies, horizontal steel elements and concrete reveals to accent the business entries. The project also was designed to meet LEED core/shell standards. The engineers were Shutler Consulting Engineers (structural) and Barghausen Consulting Engineers (civil). Subcontractors were Pivetta Brothers (earth/utilities), Panelized Structures (roof structure and steel erection), Kirby Electric, R&H Mechanical (HVAC), Miles Sand and Gravel (concrete and asphalt paving), Patriot Fire Protection, Masonry Maintenance (slab sealer) and State Mechanical (plumbing). Sierra's team was led by senior account manager Kirk MacGowan, project manager Matt DeFranco, project engineer Nolan Vella and superintendent John Dahlman. Prologis is an owner, operator and developer of industrial real estate.
