Cascade Business Park

Project Description

The Cascade Business Park is part of the Cascade Industrial Center, a planned development area spanning 4,019 acres across north Marysville and south Arlington. To date, Sierra Construction has completed two buildings for North Point Development in the area. 

Building 3 is a build-to-suit for a confidential tenant. Structurally, the 307,000 square foot cross-docked warehouse has a 36' clear height, 7 on-grade, 8 fleet and 41 elevated dock positions. The build-out included 279,878 square feet of warehouse space, as well as a 10,382 square foot fleet maintenance shop with four bays equipped with overhead radiant heat, exhaust, cord/hose reels, and complete fluids management system to service the tenants fleet. The 17,321 square foot main office included multiple open sales floors, private phone rooms, conference rooms, training rooms, restrooms, break rooms, locker rooms and a secure transaction room.

Completed in 2023, the speculative Building 1 is a 245,619 square foot concrete tilt-up structure with a 36' clear height. The building has 25 dock-high and 2 grade-level doors, 70 trailer stalls. Building 1 was constructed on a 19.5 acre site.
