ULINE S6
Project Description
Located in the Hawks Prairie area of Lacey, the Hogum Bay Logistics Center was a new development that broke ground in 2017 and included three buildings - one build-to-suit and two speculative - totaling 1,110,000 square feet.
The first phase of the project included demolition of a Nutrium egg factory, timber clearing and infrastructure for the 100 acre site. Dealing with weather sensitive soils during above average rain fall year (40 inches during the wet season), the team managed soils well and were able to perform all 260,000 TCY of cut/ fill with native material and utilize 75,000 TCY of native backfill for onsite utilities, which included over 40,000 linear feet of pipe.
Phase 1 also included the construction of Building 1 - the 810,988 square foot build-to-suit distribution center for ULINE. The building has 80 dock doors, with 14 future dock door cutouts; and a 36’ clear height. The scope of work also included a 28,100 square foot office build-out, which was constructed in a office node beyond the tilt wall shell. Interior finishes included will have glass handrails in the warehouse, as well as painted piping and mechanical/electrical equipment. The warehouse was constructed with insulated concrete tilt-panels, with a total thickness of 14 ½” (3 ½” architectural face, 2” composite rigid foam insulation, 9 ¼” of structural concrete).
In 2025, Sierra Construction was contracted to complete a 189,810 square foot expansion to ULINE's S6 distribution center. The scope included the relocation of 24 tilt wall panels on the west wall, 333' feet to the west. The project also included 1,682 square feet of additional office space and associated build-out, as well as 26 dock-high doors which replaced 4 existing windows. The completed expansion brings the completed S6 structure to 1,000,798 square feet.
