I am very happy to report that the Watershed Apartments project, located in Renton, received its TCO back on February 28th, 2024! This was a 6-story, 145 unit multi-family build for GMD Development which began in June of 2022. The project includes at-grade parking both in the garage and at the exterior, exterior amenity spaces at our level 2 courtyard and the level 6 roof deck, interior amenity spaces/work rooms, fitness room, and a large “Promenade” walking path that the City of Renton required as a condition of the building permit and eventually will become an extension of Burnett Linear Park which is in the heart of downtown Renton.

Construction included the placement of 954 geopiers to help mitigate a high water table and reach good bearing soil at 35’ below subgrade, undergrounding of all aerial utilities surrounding the site, installation of a new storm system that seemed to need to be re-designed every time we went to set a new catch basin due to existing conditions, and navigating the process of our first project where ERVs were required in all units under the new mechanical code.

The building includes market-rate finishes even though it is a 100% affordable housing project. This includes cabinetry with soft-close hinges, quartz countertops, modern and sleek light fixtures, and full height tile in several locations throughout the common areas of the building.

Of course, with any project, it can only be done with the hard work and dedication of a Sierra team. I’d like to recognize and thank the various members that helped bring the project to completion: Stephen Carey, Kyle Matthews, Katelyn McNeely, Taylor Kovacich, Levi Noel, Juan Carlos Wittig, Edgar Montiel, Jose Covarrubias, a short stint with Keith Liebhauser helping us through some utility work, Brad Maddox who came on to help with flatwork at the end, and of course our faithful leader Kory Knudson."
