Skyline Distribution Center
Project Description
In April 2015, Sierra successfully completed construction of a build-to-suit concrete tilt-up addition to a pre-existing 191,000 square foot structure for Panattoni Development in the industrial area of South Seattle. Modifications were made after the addition was leased to tenant DCG ONE for use as printing facility in the new construction, as well as for Cleanscapes; which took over the newly renovated, existing structure.
The concrete tilt-up addition stands at 111,000 square feet and includes a 22,000 square foot concrete mezzanine, as well as a 43,000 square foot office space and light manufacturing tenant improvement. Upon completion of the structure, tenant DCG One continued to use Sierra as the general contractor to complete the office build-out. The tenant also required upgraded electrical service to accommodate equipment.
Cleanscapes then leased 115,813 square feet of the pre-existing building at the Skyline Distribution Center project. Originally built as a distribution center, the structure required modifications to accommodate Cleanscapes' waste management business. Existing mechanical, electrical, and plumbing had to be tied-in to the new systems. Three interior columns were removed and replaced with large beams to accommodate the desired maneuvering space. Three 24’ x 30’ coiling doors were also added and required structural modifications to the building. The building also had existing exhaust fans, however they had to be expanded to accommodate waste management requirements. A lunchroom and additional bathrooms were added to accommodate more employees. Communication required working with client selected subcontractors and the project owner’s vendors to complete the project.
