Located at the intersection of Lakeview Drive and Lake Washington Boulevard in Kirkland, Washington, 5501 Lakeview is a two-story office building with two levels of underground parking.
Each floor is just over 23,000 square feet, allowing two separate tenants or a single occupant for up to 46,000 square feet. Two first-floor patios take advantage of the expansive west-facing view of Lake Washington and the Olympic Mountains, as well as a green-roof surrounding the rooftop deck.
5501 Lakeview was built with renewable and environmentally friendly construction methods. Using mass timber construction, the building features Dowel Laminated Timber (DLT), which is a mass timber product that utilizes Pacific Northwest Douglas Fir. The roof, rain gardens, and terraces have been designed to mitigate water runoff. Other tenant amenities include lockers, showers and bike storage.
Sitework included the demolition of the pre-existing office building on the 1.1 acre site.
