Project Description
Harbor Freight's 782,773 square foot, build-to-suit distribution center within Panattoni's Fred310 development was completed in 2025.
The 18,210 square foot fully conditioned office has 12'-28’ tall ceilings, and includes conference and training rooms, open and enclosed offices, locker rooms, and entry lobby with security and metal detectors. A 3,822 square foot breakroom leads into a secured courtyard with planters, benches and fans. Within the main office, an operable partition wall in the training room allows space separation for multiple uses. This project utilized design-build collaboration for MEP and low voltage work.
A 535 square foot CMU guard shack with restroom and breakroom was also completed, and the site also features a truck scale and fueling station. All truck traffic areas and truck courts were concrete for this project, using 26,000 cubic yards in site concrete alone. The majority of the project's 54,200 cubic yards of concrete came from Corliss' onsite batch plant which was set up specifically for the Fred310 development.
The building itself was constructed with an 8" slab, has a 40' clear height, and features 43 standard dock-high doors and 110 dock-high doors with air-powered dock levelers.
