Lake Washington Boulevard at Carillon Point has a new project underway.

Located at the intersection of Lakeview Drive and Lake Washington Boulevard in Kirkland, Washington, 5501 Lakeview is a two-story office building with two levels of underground parking.

Sitework began the first week of November and included the demolition of the pre-existing office building that was built in the 1970s.

Each floor will be just over 25,200 square feet, allowing for two separate tenants or a single occupant for up to 50,420 square feet. Two first-floor patios take advantage of the expansive west-facing view of Lake Washington and the Olympic Mountains.

This project is being built with renewable and environmentally friendly construction methods. Using mass timber construction, the building will feature Dowel Laminated Timber (DLT), which is a mass timber product that utilizes Pacific Northwest Douglas Fir. Other tenant amenities include lockers, showers and bike storage. Lakeview is also set to be the first mass timber office development east of Greater Seattle.

CBRE is managing Lakeview’s lease-up. The project team also includes LMN Architectus, Triad Associates, GeoEngineers, Coughlin Porter Lundeen and Hewitt.

This project is due for completion at the end of this year.
