Fedex opens center in Redmond

The 210,000-square-foot FedEx Ground Distribution Center is open in Redmond, and is the largest industrial building in the city.

SunCap Property Group of Charlotte, N.C., bought the 24-acre property at 18795 N.E. 73rd St. in 2012 for $16.87 million and developed the property as a build-to-suit industrial center for FedEx.

In October, SunCap Property Group sold the property to Franklin-Redmond Limited Liability Co. for $60.6 million.

Freiheit & Ho Architects was the architect. Sierra Construction Co. was the design-build contractor. Other team members include Weisman Design Group, landscape architect; Dowl HKM Engineers, civil engineer; DCI Engineers, structural engineer; Bellevue Mechanical, mechanical, electrical and lighting engineer; and JR Hayes & Sons, site and right-of-way contractor.

Construction involved 80,000 square feet of tilt-up concrete walls with an average height of 30 feet.

The structure was designed to appear smaller and minimize the visual impact on the single-family neighborhood nearby.

The orientation on the site also helped resolve issues with grading, drainage and stormwater runoff.

Landscaping also helps to minimize visual impacts, and internal and external truck routing was designed to reduce traffic and noise.

The building is set to be the first LEED-certified building for FedEx, and is anticipated to be LEED silver.
