
"I was awaiting the official C of O paper work to come through before I sent this email out, but it seems to be taking longer than expected as it must go through Tribal Authority to get signed. We received substantial completion/C of O on 2/11/2025. While a 138,926 warehouse seems pretty straight forward these days there are always curve balls that make it challenging. This one included a full easement between the Puyallup Tribe and City of Fife need to be moved. This delayed the install of sewer and water several months on the project. A whole power study needed to be done by TPU to get power to the building. We did not receive power to the building until we were completely done with the TI. In the future they will have to build a full substation for TPU to receive anymore power to this site.
At the end of the day Sierra pushed through the adversity and was able to complete another successful project. Included were special feature walls with T&G cedar siding, 25 dock levelers, office build out and remote restroom. We installed over 3,000 LF of main water line and 2,500 of sewer force main. Built out a new main road to the site and fully fenced the entire site.
Tahoma Global Logistics moved into the building when complete and took roughly 90,000SF. We were also awarded a second build out TI for the rest of the building including two manufacturing areas and a main office which Andy Repass is currently working on.
