Nine and Pine

Project Description

This unique project included construction of a 7-story, 74 unit multi-family building with 3,500 square feet of ground floor retail and 6,300 square feet of structured residential parking. Because the site square footage was very limited at 13,149 square feet, two mechanical car stackers are being used to house tenant vehicles. In total, the parking stackers will hold 26 cars and operates like a vending machine for small and midsized sedans.

Located above the underground Metro Bus Tunnel, the 74,000 sf building was constructed on a total of 32 drilled concrete piers that range from 45’ – 105’ deep. The building has 4 transfer trusses weighing as much as 85,000lbs each which span the tunnel lid and secure at each pier. A 12” Post Tension deck was then be poured with 4 floors of wood framing above. This building exterior consists of Cement Composite in Swiss pearl color and CMU along one elevation. Residential unit sizes vary, with market rate one bedroom units from 591-704 SF, and 2 bedroom, 2 bath units at approximately 1,055 SF. The project began in late August and was completed in December of 2014.
