Panattoni Development Co. recently started the first phase of PowderMill Business Center on 36th Avenue, north of the Boeing Everett Plant.

Sierra Construction Co. is building two Class A industrial buildings totaling 227,000 square feet in the initial phase and expects to finish next March.

One building will be 102,500 square feet and the other 116,300 square feet. Both will be concrete tilt-ups with 30-foot clear heights.

Matt Bohner of Jones Lang LaSalle said they are close to signing a tenant for the smaller building. He said the asking monthly rent is $1.30 per square foot for office and 63 cents for warehouse, triple net.

A second phase is in the planning stage, with buildings of 82,150 and 59,750 square feet. There is no firm construction date, but Bohner said they could be ready for occupancy as early as December 2015.

Sierra says the project will require about 200,000 cubic yards of cut and fill to level the pads for all four buildings.

The project team is: Lance Mueller & Associates, architect; Shutler Consulting Engineers, structural; Pacland, civil; Terra Associates, geotech; and Axis Survey & Mapping, surveyor.

Jones Lang LaSalle’s leasing team includes Brent Jackson and Daniel Seger.

Subcontractors are Erickson Logging, Team Nelson Earthwork & Utilities, Panelized Structures (roof structure), Patriot Fire Protection, Concrete Nor’west, Ralph’s Concrete Pumping, Keywest Retaining Systems (retaining walls), Olsen Electric, K. Kenny Construction (concrete finishing) and Rainbow Federal (membrane roofing system).

Sierra’s project team is led by senior account manager Bryan Ploetz, project manager Andy Repass, project engineer Jake Boose, and superintendents Bob Graff and Jeff Wahls.
